Do I really need a survey?
I would always advise on getting a professional survey done before buying any property. It offers peace of mind, allows for you to plan ahead financially for any urgent works that need doing and it might even enable you to negotiate the asking price down to cover any repairs that need to be done.
A survey provides you with the information needed to make an informed decision on whether or not to purchase a property or not, saving you time, money and stress.

What if my lender is already doing a survey?
If you are purchasing a property with a mortgage, your lender will usually undertake a valuation. This is not the same thing as a survey and constitutes a very basic report to determine the market value, without taking the condition into account. It is completed for the lender, not for the purchaser.
Some lenders do offer an optional survey but be sure you know what you're getting.
What does a report look like?
The purpose of our reports is to make them as clear and easy-to understand as possible. We utilise the RICS traffic light system to clearly define the seriousness of all defects.
Condition rating 1 - No repair is currently needed. The property must be maintained in the normal way.
Condition rating 2 - Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.
Condition rating 3 - Defects that are serious and/or need to be repaired, replaced or investigated urgently.
